Mid terrace property. Roof leaking. Had ridge tiles reset and gulley seen to. Roof still leaking. Any suggestions on what could be the problem? Approximately how much would it cost to have the house re-roofed? Thanks.

1. Open Yellow Pages.

2. Find local roofers.

3. Check they are accredited craftsmen.

4. Invite them around to give you a quote.

Since I cannot see your house, I cannot quote on the cost of re-roofing.

You may have broken tiles that are not easy to see but your roof liner may be missing or damaged. In my house there is a bitumen membrane under the tiles, overlapped so that water will always run to the gutter.

Does it leak when it rains a little or when it rains a lot?

Maybe the flashing has broken at your chimney stack.

Do you have a window in the roof (ie Velux), maybe it wasn't installed properly.

Unfortunately water ingress can be deceptive. Water can run quite a distance from its source of entry so some investigations are required to determine the fault.

As a guide i re-roofed a terrace house in N.Staffs 2 yrs ago.

Cost for:

Stripping tiles and battens
Removing 1 chimney stack
Scaffold front and rear (with pavement licence)
Re-batten
Re-felt
Re-lay 80% of original tiles and 20% reclaimed
2 roofers labour

Cost £1,800

you do not say if the roof is slate at the moment ..if it is then get a quote for eternite type slates .. these are the norm for replacing slates ....do not go for a concrete tile unless the roofer strengthens the roof ..as these are much heavier than slate ..get the roof checked by a proper roofer first ..if it does need re covering then expect 2500 plus vat ..if no vat then you got a cowboy
