I can't recommend Di-tech. I almost had a client who wants to sell her house but after looking over her paperwork, I had to help her realize that they allowed her to take 'WAY too much money out for a second mortgage. She never saw the appraisal. Now what she owes is too much for what it will sell for, and she's in an area that appreciates well. She likely wouldn't even be considered for a short sale without killing her credit.

The guy who never heard of Ditech.com must not be in the US.

My mortgage is with them; I refinanced with them about 4 years ago. The process was quick and painless. I submitted my app on-line and had a phone call from a loan officer in less than an hour with a preliminary offer and conditional approval. Over the next few days I faxed off my income verification, title policy, survey, and tax returns. We closed in about 3 weeks. A courier came to my home with the loan package to be signed and we wrapped that up in about 30 minutes.

I got a killer rate using their $395 flat-fee option. The total closing costs were less than a month's mortgage payment at the old rate and since you skip a month on a re-fi the cash flow was an improvement from day one.

If you have good credit, they'll waive the impound account requirement upon request so you'll never get a shocker when you settle up the escrow account annually. Of course you'll need to budget for taxes and insurance yourself if you go that route, but I'd rather do it that way personally.

You can manage your account on line. I set up a direct debit from my checking account so I never have to worry about a late payment even when I'm traveling on business.

When I do sell this place, later this year or next, I'll be checking with them first for my new mortgage.

I work in finance dealing with mortgages, and I've never heard of them. Contact the office of fair trading, ask them in they are legitimate, they can tell you if they have had complaints about that company of not. If there are any issues with ANY company they will know about them.

One of these at least will be able to tell you.

stay the hell away from Di tech
I heard numerous complaints about them
I handle refinances in most states if you need quotes I can provide you with this. I have 200 banks in my portfolio
Then you can see what banks across the board will be offering you.
