Here are some topics to discuss with a potential roommate.

Common food, separate food, or a mix?
What if one person needs to move out early?

partner visiting often? overnight guests?
friends over a lot? family visit much? any kids who visit? pets?
what about long term guests?
throw large parties? willing to coordinate them in advance?
how soon is the house back in order after a party, if ever?
how big are you on security?
Substances

Well here are some things I would ask and do....
1.Have you ever or are at the moment in trouble with the law? (You can go to the court house and look up their criminal record just to make sure).
2.Are you a sex offender?(Once again get online or check it out at the court house).
3.Do you smoke? If your a smoker then ask if they would mind you smoking in the house or if your not a smoker let it be known you would like to have them smoke outside so you have no problems when they move in.
4.How do you feel about kids? Ask this if you have kids or ask them if they have kids.
5.What sleep scedule are you on? If your a night sleeper and they stay up at night you can set rules ahead of time on them being quiet so you can sleep or vise versa.
6.How they are about cleaning, nothing worse then getting a roomate that wont clean up after themselves blah!. So maybe set rules before hand about that as well.
7.Ask if they are in a relationship with someone and how offten they would be at your place (along with friends or family) Maybe try and meet the main people befor hand so you can decided if these are people you want around a lot or not.
8.Make sure to disscuse rent/utility payments with them before hand. Also ask what they make an hour and how long they have worked at their employer that way you know they can afford everything and if they are not good at keeping a job you dont want them to move with you thats for sure.
