1. Mention to everyone you meet that you are an agent if you can get the conversation to what do you do for a living.
2. Get involved in things to meet more people such as join a gym, take a lesson, join a bowling league, etc.
3. Do open houses for other agents in your office on the weekends
4. Make a website
5. Pick an area to do farming. Send out a monthly "newsletter" to the one neighborhood you will become an "expert" on.
6. Work expireds and fsbos (although personally I can't stand it - but, it works for a lot of people in my office)
7. Take an ad out in the paper although I've yet to see that generate results
8. Wear your nametag when you're out shopping or doing errands and look professional. I picked up a client once because I had on my nametag out and about and the person was thinking about buying a home. Make sure you always have a business card on you.
9. Also put a sign with your name and number on your car.
10. Visit Craigs List often

As an escrow assistant, I would go back to your escrow manager and determine who some of the top agents were and see if you could shadow several of them for a half of a day or perhaps one of those agents may be looking to building a team where you would benefit.
There are also great video's such as David Knox Series , Howard Britton they can build your level of experience.
Plan on some hard work, be creative and never give up.

Try your local paper to put an advertisement up in the classifieds. Our local paper gives free advertisments on Saturdays within a certain word range. Also, try passing out your business cards and flyers at events. Look for being a sponser at a local race or event and more than likely, they'll give out your advertisment with the race info, or let you post advertisments. Otherwise, just try to get the word out. When your talking to people, ask them about their careers, then be sure they are aware of your carreer. The next time a friend is selling their house, they may use you and will recommend you to their other friends.

This may not be very ethical but I heard somewhere some agents read the obituaries and call widows to see if they want to list there home. Another way would be work for a builder if people are selling a home to build a new one, see if they have it listed and offer to list it.

Direct mail marketing send offers to homes for free market evaluation. Then if you get a call make sure you give them more than they thought you would, return every phone call, keep every appointment. Ask if they are thinking of listing and offerer to advise them on staging for sale. Don't bug them but keep in contact send them emails of any homes you think they would like to know about either to think of as comps or to buy themselves.
Make sure your family knows you are taking listings. Do open houses, sit all day on Sundays waiting for people to walk in. Talk to each one, get contact information, find out why they aren't buying the one you are showing. Find them homes that meet their needs then contract them offering to set up appointments if they like.
Never discount single people as buyers. When I looked after my divorce most showed me one I called about then never offered to help me just if I found one myself they wanted a commission. I found a realtor who kept finding me homes to look at and spent time almost every evening showing me homes until I found one that was just right. It turned out to be one I had seen before with a realtor that I didn't even remember.
