I am looking for an area that is mostly level and will get a good mix of rain and sunshine throughout the year, but I would like to stay out of areas that get snow in the winter. Any good ideas of regions to start looking into?

I am in WA state and look on Zillow.com or CCBAIN.com or Realtor.com or REMAX.com.

Washington and Oregon have two parts, east and west that are entirely different. Eastern has less rain and is more desert like with snow in the winter. Western is lush and green, damp, more trees.
Do you need to be near a location with jobs? Can you afford something rather pricey? Enumclaw, WA had many horse ranches near Seattle. Nice big green fields with high winds sometimes and near the forest. Ellensburg is Rodeo country, grows crops of hay and stuff, lots of horses and a college. Much cheaper land than near Seattle. Tonasket is up in the NE corner of WA and dry land with pine forest, lots of deer and rednecks.

I don't know what area you are in, but in my area, real estate is averaging 120 days on the market before receiving an offer. Get a new realtor and tell the new realtor that you only want to look at properties with no offers pending. Make it clear to the realtor that you will not get into a bidding war over a piece of property, especially with so many bank foreclosures on the market at this time.

I would start with Yahoo Real Estate and see what is available. It would help to know a region in those states first, that way you can narrow your search down a bit. Another thought is to google what you want and where. I think you'd be surprised what you'd find. Also, your local library probably has access to out of state newspapers. You can check the listings.

Try REALTOR.com. It has a feature which lets you search just by clicking areas on a user-friendly map of the states. Just spend some time "surfing" it and checking it out.

Try contacting some REALTORS in the area off their listings (the showcase listings have more pics usually), and see about using them to help you find homes there. Feel free to contact me for questions on the home buying process. Good luck!

well, the internet opens up some huge avenues to view properties in other states. probably the best way would be to contact a realtor in those states that can start finding some properties for you.

I may know some realtors in those states if you would like me to contact them, that would be no problem.

Thanks, and have fun with the move!
