The older generation falls in love just like anyone else. There is no reason they should give up a comfortable lifestyle, friends, family and neighborhood to move to a duplex. There simply isn't enough privacy when you can hear someone's television, see them everyday just like close neighbors and get their mispitched mail. If they can't or won't commit to living together in marriage or as a couple, then they would be happier with separate residences. A duplex is not conducive to a live in romance and if they break up one would have to buy the other out unless they were separately titled. In general duplexes are ugly with shared driveways, patios and fences.
A duplex, triplex or quad are best used for owner occupied units to save on taxes and collect rent to pay any mortgage.
