I got another late offer from another company with an overall package that is worth 14K more this year and 11K the following year(s). Is it common for people to renegotiate an offer letter based on these circumstances? I am completely torn as I want the job that I have already agreed to, but at the same time feel that 14K/11K is a lot to leave on the table…PLEASE HELP!!

It is neither unrealistic nor unethical to renegotiate the offer if the employment has not yet commenced, however, the document you signed is a business proposition and, in effect, a contract. It may (and probably does) have conditions attached to it.

You should examine it thoroughly before making any decision, and before discussing the matter with your prospective employer. If you have any doubts, get professional advice.

Act quickly, because the employer may reconsider your value upon learning of the new circumstances. This could go in your favor, or not. Either way is possible, so you need to be sure you act while the second option remains available.

There is nothing wrong with attempting to renegotiate an agreement, however if you try, your new employer may wonder about your motivates. If you feel you need more money and stay with them for less, how dedicated will you be? It also could damage your reputation from the get go. If you decide to try and renegotiate, do not expect them to be willing to do so. It is possible they could take back their offer.
