I know that it's an odd market. I live in the far NW chicago suburbs. I've had my house for sale for about 2 weeks. We have had a total of 4 showings. We are relocating and need to sell it for the move. The house is 6 years old. We are in a nice neighborhood. Many comparable homes in our neighborhood are on the market for $30,000 more than we are asking for ours...including our next door neighbor. We had an open house and only one person came to see it and that was a nosey neighbor. What can we or our real estate agent do to drive more people to our home? It's listed in the MLS. We had an open house. I feel we have priced it to sell in comparison to other homes on the market. We want fair market value...we don't want to undersell it. I'm not dissapointed that it hasn't sold yet. I am dissapointed that we haven't had more visitors. My agent also had a realtor walk through and had 14 realtors come through. No negative feedback from the people that have walked through.

All of these sound better than my idea of writing the address in a public bathroom under the words "Want a new Party Central?"

Speaking as a Realtor myself, with the information you provided it seems like you and your Realtor are moving in the right direction. Open houses don't sell houses. There is less than a 1% chance that an open house will sell a house. Most people that come through them are your nosey neighbors and people we call "lookie loos". Aside from these non-serious buyers you also have people just beginning their search and these people will not typically buy the first house they see. They also tend to be not represented. Open houses tend to benefit your agent more than they do you as they can pick up more clients this way. When people go to an open house they are usually not standing in the house that suits them most. How many people do you know that bought a house that they went to at an Open House? Usually we do this to appease the client. I usually do it once a month and haven't been able to sell the house doing it.

As far as Realtor walkthroughs. Those have little impact as well. It's good because if one of those Realtors does have someone who may be intersted they are able to say they have been in the house. But, if a Realtor has a buyer client and access to the MLS they will get to you anyway even without being actually in it if it meets the criteria of the client.

Four showings in two weeks is excellent. It means that your home and its price, pictures, etc are generating activity and there IS interest.

As long as you are keeping the house looking top-notch and your agent is keeping an eye on the competition your house will sell especially if it is 30K underpriced. You just have to give it more time. Also, make sure that the commission you are offering to the buyer's agent is comparable to other homes in your area which by the sounds of it - it is.

Your Realtor seems like he or she is doing a wonderful job. There is really nothing that YOU can do aside from spread the word. You hired a Realtor to do that for you. Just sit back and be patient and let your agent do the job you hired them to do and surely your home will sell.

Your number of showings for two weeks is actually very good. Given the general softness in the market right now, four potential buyers is quite decent. Always remember, you don't want showings for the sake of numbers. If your realtor wanted to impress you thusly, he/she could simply ask friends to view the house to make you feel good. If you end up showing to 'tire kickers', you're wasting your time as well as your realtor's time.

Be patient. If you are priced properly, you should find an interested buyer fairly soon. I live considerably to the north of you, and the average time to sale here is 100 days on the market. You're only at 14.

Four showings in two weeks isn't bad at all. Sounds like both you and your realtor are doing about everything you can. It will take a little while for those other realtors who came through to start generating showings. If there are a lot of houses for sale in your neighborhood, that won't help, but not much you can do about that.

I heard from Realtor friends that if you have food at your open houses "they will come" people out looking at houses all day are hungry they will come and look at your house. When your Realtor advertises open house...tell him to advertise that you will have food. something neat like a tortilla wrap platter from Costco is cool ...that way no one needs condiments have some bottled water, I bet you'd have a house full make sure the open house is around lunch. Its a very soft market in many places of the country, I think you need to be patient.
And make sure your house is showing as well as it possibly can. Ask you agent for tips.

Honestly, consider yourself lucky! Our townhouse has been on the market for one week and two days and we haven't even had one showing! Which is weird, because all the other townhouses in our neighborhood are selling fast. I guess you never know.
