when people do a MLS only listing flat fee, does that make you mad? that their going passed you and only paying 2-3% to a buyer agent and a small flat fee for the MLS.

or when they get their own license and list i them selves, and mail out flyers/post cards to buyer agents 3% for finding a buyer?

No it doesn't make me mad if they pay a flat fee listing. I wish anyone who lists their property in the MLS the best of luck. What is upsetting is that usually the homeowner needs help in the transaction and they oftentimes seek that help from the agent who represents the buyer. There is not only a potential conflict of interest, but also the agent can end up doing work and not getting paid.

As for getting their own license and listing themselves, that doesn't bother me either. But again there may be a lack of experience and now a licensed agent who may require a significant amount of assistance. I never mind helping people out. But there are many agents who don't like it.

I've handled a couple of transactions with "MLS only" listing sellers where the seller was so "real estate naive" that the buyer ended up getting a better deal than the market warranted. These folks many times fail to realize that the buyer agent fully represents the buyer, and has no obligation to the seller, other than fair and honest treatment. "Fair and honest treatment" does NOT include using your market knowledge, as a buyer agent, to inform the seller about pricing and concessions. One, in particular, signed and accepted an offer which was nearly $20K less than he should have taken.

To make it short and sweet, when you do MLS listing only, you don't get what you don't pay for, and that includes an agent representing YOU, to guide YOU in making decisions on offers.

No, it doesn't make me mad, but it makes me wary.

I know that some people say that it is protecting the RE industry when Realtors won't show limited service agency listings, but I don't agree. Most FSBO or limited service agency listings have sellers that are penny wise and pound foolish. When a Realtor gets involved to represent the buyer, the seller expects the Realtor to do all the work. On the rare occasion that I do have to deal with a limited service agency listing or a FSBO, some people want to be very difficult to work with, and I don't have time or patience for that.

Professionals know their worth. Any listings that bring in such low rewards in to days market will not get much attention from the very people who are moving property's right now.Champions will go after the property's that reward them for their skills.
As a seller I'm thinking would I want to tie up my property with a cut rate outfit and sit on it for months or list it and pay real money for a real job well done.
