My landlord wants to make me a live in manager of his building to make repairs and run the building including taking care of all the complaints that come with it. I take care of the business part and my husband takes care of the labor and repairs. The landlord has a management co right now that are being fired and im the one picking up their slack. I pay 650.00 for rent and he's currently paying me 150.00 monthly for only cleaning and mopping the building-taking the trash out for 15 units. What should be a fair price for all our work?

The management company was probably getting 10% of the rents so this is worth about $900-$1,000 to the landlord. A building that small will probably allow one of you to work an outside job. I would ask for $500 and free rent and see what he says then maybe settle for 350 and free rent if your husband can still work an outside job.
If the building is in good shape it shouldn't be a hard job at all. I managed a 22 unit building that I basically collected rent, cleaned empties and showed empties. Now with cell phones you may not even be tied down 24/7 like it was when I managed buildings. Also with internet you might be able to earn some other income from home. Or work opposite shift as your husband so someone is always home.
