The high-efficiency furnace will be more in maintenance costs, the mid-efficiency unit will cost more to operate. As they say at the grocer, kill a tree, or clog a landfill? Do you want to spend more on fuel, or more on maintenance?

The high efficiency unit condenses more liquid water than the mid eff. unit. This liquid water, in combination with a hot iron heat exchanger, produces a lot of rust. This rust will clog the lower portion of the heat exchanger, and will need removal or replacement of the heat exchanger. Even with a parts warranty, you still pay labor. The high-efficiency unit has more controls that need to be serviced more often, price goes up.

If you can do the maintenance yourself, go with the hi-efficiency. If you need someone else to do the work, and are tight on funds, go with the mid-efficiency unit, keep the temperature down, and wear a sweater.

You might want to look at a whole house contract, this is more expensive but it covers many of your appliances and mechanicals. I would suggest you first get some one and service the unit or you can buy the contract then call the person they recommend. The people servicing the contract usually require a service call charge which varies from 50.00 to 75.00 on average. I have had a contract like this for a number of years and it has saved me a huge amount of money.
