i do have a normal house 3 bed rooms 1 and 1/2 bathroom, however if i want to change my house into an apartment which divide my house to two seperate apartments that allow two families or individuals to live on it. is it legal to do this?

and is it legal to use some space from my backyard as well to build a house/apartments on it?

It is done all the time...the zoning regulations are determined locally. You will have to ask your local zoning board if it is legal in your instance.

It depends on the building code, but the answer is usually NO. Your house is probably in single family dwelling code area unless it is surrounded by duplexes.
Further, before you start, you will need to work out what escape methods are required and how you are going to expand to at least 2 full baths (tub or shower is usually required for rentals). If one unit is on the second floor, then a separate set of stairs (fire escape) will be required and if all are on the first floor then size of windows suitable for escape is a factor.
You can probably not build another building in the backyard because of set back requirements. You may be able to build an addition. If you have a large yard, your first clue would be whether there are houses with apartments over garages.
So contact the city code division and ask.

It would depend on local zoning. Check that our with your town. In order to do this, you might want to check with Wells Fargo Home Mortgage on a renovation loan - like a refinance and renovate. That way, you borrow against your home's future value (after the renovations are done) and you will have the capital necessary to do the work!

You just need to check the zoning ordinances for where you house is located. If it is ok to have apartments, then it is legal.
