Fibreglass roofing is far better and cheaper in the long run, The warranty expected should be for 25 years by any roofing company and no less. Standard felt roofs are 25% cheaper but only carry a 10 year warranty and in fact deteriorate a few years before it expires without you actually seeing evidence of weathering. The boards underlaying the roof covering last longer with the fibreglass roof also.

It relies upon on your funds and the honestly logistics of the roof in question. ideally, replace it from a flat roof to a pitched one if available, yet once you're on a funds then changing the felt with EPDM (ethylene propylene diene monomer) is the excellent thank you to re-cover a flat roof. this is honestly a rubberised coating which you is utilized to the decking then gadgets, and is stable for 25 years +, according to community climate. this is extra suitable than double what you may in many circumstances assume from a felt flat roof, as EPDM isn't liable to UV rays, that's the biggest reason for harm to felt. assume to pay around £60-70 according to sq. metre for EPDM including labour and materials, (that includes extras at the same time with drips, flashings etc), and around £40-50 for 2 layers of bonded mineral felt in case you come to a decision on that quite. In the two circumstances, upload yet another £17 according to m2 for renewing decking in 19mm plywood (no longer chipboard!). upload VAT to all fees. wish this is of a few use

Most flat roofs I have seen are either rolled material, tar or rubber roofing material. I had a large commercial building done with EPDM rubber roofing and was very happy with it. Cost was not much more than a "hot" roof (tar) and the warranty was much longer.

The absolute best thing to use on flat roof replacement is metal.
All those composite, and gravel and tar only hold up for a few years.
I would go with metal...you get a lifetime out of it!!
