my house was nice. it close to the school ware i work and has nice garden and 3 rooms. Had loads a good times innit. but need to sell. The astate agent say they charge me and me dont want pay 2000 squid innit. If i sell on me own. how i advertise and has people been successful

Of course it is....as long as you can put a sign outside and check that the potential buyers have sufficient funds for a mortgage if necessary, negotiate the price of the sale. Arrange viewings, send details out to potential buyers in the area....no need at all.

The only real succesful way I have heard of selling on your own would be to sell to someone you know or a friend of a friend thats looking.

Otherwise you could be really crafty and put leaflets with your house details through peoples doors who are up for sale in smaller homes. You can get that info by joining a mailing list at your local estate agents.

I have tried buying and selling houses both ways - with and without an agent.
Selling it yourself is a huge pain in the butt and can get expensive in itself, but you can do it if you have one key thing in your favor:
Can you, by yourself, get a lot of people to look at your house?
Just putting a sign in front of the place will not get it sold if you aren't on a main road unless you are in an incredibly hot housing market. It takes a lot of traffic going through to find the person who will buy your place.

Actually, the way I sold a house the quickest (and for the price I wanted) was to pay the agent MORE. I offered $3000 to the agent who brought me a buyer. Every agent in town wanted to show my house to their clients! You can do that without having an agent of your own (seller's agent) and just work with the buyer's agent, keeping the seller's agent fee for yourself.

there are lots of people who sell without agents successfully, i appreciate what you are saying about paying them £2000 plus, but consider this.

They can reach a far wider audience than you, it will cost you to adverise privately or via Ebay.

They check out the buyers to make sure that they can afford/have a mortgage in place and are usually a dab hand at playing one interested party off against another to get you a good offer. They also have "contacts" with developers who are sometimes cash buyers.

Also think about all the time you would have to spend with phone calls, showing people around and the frustration of the many people who mess you about (like not showing up for veiwings, putting in offer and disappearing of the face of the earth)

just have a think about it ?

Of course you can sell it yourself. Most people wouldn't recommend it however. There are many exacting legal aspects to the process. If you get it wrong, you will absolutely end up in court where you will have to hire a different kind of professional - a lawyer- who is a lot more expensive than any real estate broker.

If your gunna sell your house yourself it might be a good idea to get some 3D floor plans, I did and it helped sell my house quicker. The buyer said they would not have arranged a viewing if they hadn't seen the floor plans. And they are cheap to get done if you look in the right places. Even some on eBay for around £15...

sure...I used a agent for 1 year they did NOTHING...I put my home on the MLS for 200 bucks and it sold in a week. I did offer the seller 5,000 for his services. It was better that 14,000 if I used a realator. You have to offer a commision on your house or no realator will show it for you . Maybe try For sale by owner.
