We are considereing selling our 3 bedroom house to purchase a four bedroom house as there seems to be an upsurge of four bedders on the market, ahead of the packs being introduced in August.

Does this seem to be a good idea or wait until the new year when all four bedders have to have detailed surveys.

We saw in May that in some cases estate agenst were reporting up to 40% increase in number of properties coming on to the market to pre-empt HIPs.

I am dubious as to whether these owners were serious about selling in the near future or were just trying to get their 'first marketing date' to be pre-June.

I'm baffled as to why homeowners would make such a huge decision about selling their home based on a few documents that will cost £350! How much has the average home increased in price over the last 12 months - £10, 20, 30 grand?

If there are a number of 4 bedders available now, then competition to sell will be greater and the prices may seem attractive to you. If the conditions are right for you - go for it. Don't rely on second guessing something that you have no control over.

Just before i go - HIP's are not detailed surveys. The buyer will still be required to commission their own survey - Buyer Beware still applies.

I'm not sure where you live, but right now is not a good time to upgrade. It's not a buyers market throughout most of the country. Wait til after the next presidential election and the market will probably turn toward the buyer again. Right now builders are overstocked with new home construction so older homes are slow to move.

In the grand scheme of things, does £400 really matter ?

If i offered you £400 to not move house until next year would you think it was worth it ?

Not likely, you can easily loose or gain that in the tiniest fraction of movement in the housing market.

and if you mortgage, you'll still have to have a mortgage survey anyway.

If your 'perfect' 4-bed house is for sale right now, then go for it...
Regardless of HIPs; I'd still commisision my own reports/surveys.

all it benifits is the home owner and the lawyer..
im glad its not going through........ Sparky.....
the new buyer gets bitten in the ****. as they end up getting the total cost.
