My home has been on the market for a month. The price is we feel is fair, but the agents posted only one picture of my home on one website with a skimpy discription and after a month we have recieved no response. I have only spoke to the agents three times and now not at all. What can I do?

I am a real estate agent in FL. Every agent works for a Broker. You can visit his office and set up and appointment with his broker. Take proof of how badly this agent is treating your listing and of how many times you have called him and no answer. The broker can contact the agent and tell him how to do his job or he can take a look at the contract you signed with the agent and cancel it.

Next time you trust your home to an agent, make sure you have some recommendations.

PS: the market is very, very, very slow and tricky. Have a professional appraiser perform an appraisal on your home. This way, you'll be sure that your home is selling at market value.

You can ask your agent for a release from the listing.

Just a note ...... advertising in a newspaper or on a website doesn't sell houses. The four main things that do sell homes are MLS, the sign, open houses and proper pricing.

Most people who are looking for a house will go to a Realtor. Less than 2% of people that buy newspapers ever look at the classifieds and there's even less exposure on an individual or Real Estate office's website.

Once you get a release from the current agent, call up three other agents and ask for at least 3 comparables of homes that sold in your area. Make sure your price is in the same ballpark. When chosing an agent, you're probably best off to call someone whose signs you see most frequently in your neighborhood.

I am not a realtor, or a lawyer - but I've bought and sold 4 houses, and seen a little bit of what's involved. Take this for whatever you think it's worth.

If you're in the US, you're in a buyer's market. That means that there are lots of houses for a buyer to choose from, and evidently yours doesn't stand out. You can either improve the house, or lower the price. Other than that, you wait out the term of the listing, take the house off the market, and try again in a year or two.

The agent can only do so much with what they have to work with. For whatever reason, people aren't interested in your house. They can advertise your place all over your market, but they can't force a buyer to come look at it if the buyer isn't interested, or if they don't like your neighborhood, or they think the price is too high. You can't control the neighborhood, but you can control the asking price. Try dropping the price by $10K and see if you get some traffic. If you do, you were asking to much to start with.

As a buyer, I can tell you there is a lot of competition for you right now. The biggest thing that kept us from looking at some properties was their price. About 1/2 of our market is currently listed WAY too high. There were homes we knew we would love, but didn't even look at them because their owners we're asking a realistic price. (Yes, I understand that in this market, the list price is just a start. But we needed to *start* at asking them to come down over $40,000!) Take a good look at the comps for your area. Is your house listed as one of the more expensive ones? Drive around to open houses to see what the competition is up to. Are you home when people are looking at your place? This made up really uncomfortable because we felt we had to make small-talk with the owners and always have positive things to say, rather than be able to ask our Realtor questions about what we were looking at. Add the words "Not a Short Sale" to your listing. It may sound dumb, but knowing that we would be dealing with real people, as opposed to waiting for a bank, got us to look at homes we wouldn't have otherwise considered.

That depends on your contract. It also may be that he is working on selling you home but no one is looking @ that home style, price range and area. If he's not responsive to the pic on the Web you may ask him what there policy is on Pics? When's our next open house, Agent tour etc. Compliment him on what he's done right and build from there. If no response then, you can go over his head to the Broker that he works for and ask to switch agents or switch Brokerage houses once the contract is up.

That sounds like the experience I had. Unfortunately though, the market stinks right now. Even if he is working his butt off to sell the house, if the price (which you feel is fair) is too high for current market values, the house still won't sell.

Go to money.cnn.com or yahoo's finance site and you'll be able to find out which areas are hurting more. If your area is on that list, you'll have to ride it out for a while. Even if your area is not on the list, you may have to do that anyway.

that depends if you are tied in to the real estate agent with a contract-many of them do this for say 6 months, otherwise if you don't have one-get another real estate agent!

Read your contract. Notify your agent you want to cancel. Cancel, but watch out for "protection" clauses that say you still owe a fee to the agent if you sell.

Sack him and get another agent.

Unless you signed up to a lengthy contract, in which case raise your complaint with him directly.

Maybe no-one likes your house!

u better talk to their broker, hopefully u didnt sign anything with this person. let them know the urgency of your sale and that if they cannot meet your demands you will terminate your relationship with them
