We live in an apartment complex w/ four apartments per building. . The neighbor couple are in their 40's, drunks, drug addicts, and loud party people. I have told them six times to please keep it down, (music so loud at 1 am that wakes my 2 yr old and at 5:45 am also). They always say they will keep it quiet. The other three neighbors in this complex have told him more than 6 times to keep it down. The cops get called and tell them to be quiet and they say they will. But it never happens. This month the landlord served him a cease and desist letter after all tenants complained. It only made him angry, louder, and abusive. He now harasses us and calls us all snitches. Got in my husbands face. Now pushes it just enough to be legal but still harassing. Not from georgia and do not know the rental laws here.

We have been on time every month for the last two years we have lived here with our rent and have never had a complaint against us. We have been very good tenants. They however are always getting notices on their door for late rent and complaints. We are considering breaking our lease a few months early and leaving before the month is over since we feel unsafe here now.

Tenants are typically entitled to "quiet enjoyment" of their homes. Landlords are on the hook for providing this. If it is not being provided, you may be able to withhold rent until the situation is resolved (i.e. the tenants evicted or quieted).

Talk to a landlord-tenant attorney before withholding any rent. The landlord may be fulfilling his obligations if he has served them and is prepared to take further steps.

It depends on the provisions of the letter. Keep complaining to the landlord and encourage the other tenants to do so, too. Tell the landlord if things don't get better you will leave. Encourage the other tenants to do the same, again. Keep calling the police. Or, move out.

Legally, you're on the right track.

Any chance the group of you could simply make their lives unbearable. Nothing violent, harassing or illegal. But could you:

1)Wait until they are asleep and make noise, just enough to wake them up, then quiet again. They are probably sleeping when the rest of your complex has gone to work.
2)Run off their party pals with comments about how the police are parked across the street taking photos of everyone who enters the apartment, etc.. See if you can get the local police to just drive up with the sirens going, might see a few rats scurry.
3)Start leaving your trash cans closer to their apartment.

Hiding in your apartment won't get rid of them and they obviously could care less if the cops are called. They won't respond to your requests so perhaps it's time to make them feel unwelcome. By just being more visible and taking up more space, you're going to create a "us vs them" mentality. Nothing like having their every move monitored to make them feel like Big Brother is watching.

Definitely consider moving and do not nothing physical or vandal-like against them. It doesn't take much to set some people off.

Why are you going after the landlord? Sounds like he is doing what he can - legally - to resolve the situation. It may be difficult if not impossible to evict the loud tenant if they are paying their rent on time. I would keep calling the police and see if citations can be filed against them for noise violations or harrassment.

But your landlord sounds like he is trying.

The landlord is taking the action they need to to evict and you can continue to call the police - don't confront them it will only go badly - let the police and landlord handle it through the legal channels. Good Luck!

Ooooh, a livestock killer! there is in all probability some thing you're able to do with that. i could call the law enforcement officers and locate out precisely what your rights are on your section related to that. maximum places that permit livestock are rather harsh on canine that kill livestock and rather harsh on the those that very own the canine. the worry is ... in the experience that your friends are asses, they could respond to complaints in a unfavourable way. So, earlier you call the law enforcement officers and get them in touch as your self in case you think of those people are waked out adequate to bypass after the the remainder of your animals in case you call the law enforcement officers on their canine. And in the event that they are, i could be sure you place up some video cameras once you ***** and be sure the police understand which you think of they're going to chill that way. you in straightforward terms in no way understand what people like which will do. good success, i've got faith for you. Having fool friends is in no way exciting.

It is time for the landlord to evict the troublemakers. Tell him that either they go -- or you do.
