I have only been living in my house for less than a year, but I really want to make sure I get my security deposit back. This is my first time renting. I am moving out in two weeks and I've already scheduled someone to clean everything after I move out. My big concern is the walls. I think the house is a little bit old because when I tried to nail some pictures on the wall, it started to crumble and fall apart leaving me with 3 or 4 1/4"-1/2" holes in the wall! Is it better to try to fix it myself, hire someone or risk losing my deposit? I was planning on filling the holes with wall putty and painting over them, but I'm afraid I won't be able to match the paint.

You are on the right track with your thinking. If you want to impress the landlord with your approach to cleaning and leaving, ask if he/she might have a small supply of paint you can use to paint over those repaired wall homes. The landlord probably has a partial can of the matching color. Insure that the appliances, in particular, are as spotless as possible, as well as bathroom fixtures, floors, and anything else which to which the landlord might apply the "white glove' test.

Replace all burned out light bulbs, if any. Insure that the carpets look as good as possible. The closer you can leave this unit to 'move in condition' for a new tenant, the higher your chances of getting most or all of your security back.

First thing is read your lease and don't make the mistake most do and that is not given a 30 day notice that you are moving. Call your landlord and ask about the holes and if they say it will effect your deposit then Go ahead and patch the holes and if your worried about matching the paint just match it as close as you can and paint the complete wall to the corners as its hard to see miss match where to walls meet in a corner. i have a few rental properties and i KNOW they should not take any of your deposit from you for the walls. if you use putty to patch the walls and sand it flush, because after you leave they by LAW need to repaint the walls

If the cost of getting someone to do it professionally is equal to or more than your damage deposit, leave it. If you do it yourself you will likely loose your damage deposit anyway.

Another thing is try to be there when your land lord comes out to inspect! I was and got my deposit back, good luck!
