this mkts crazy,the inventory of homes for sale are not that desirable in south jersey,so im asked to sell for less,but pay more for next home,im downsizing but dont want to overhaul next home, so how do you motivate other sellers to drop thier price,not to mention contingencies involved with getting out and buying another home as suitable housing need., frustrated.

Motivation to drop price is driven by need to sell. You are going to need to find someone who has 'been on the market' too long and is now convinced that they have to drop price in order to gain a buyer.

Trying to get a seller to drop within the first month of the market isn't going to fly. At that point, they are still convinced that they will get their asking price or very close to it.

Either wait and hope that the other homes don't sell as well and the prices drop or... do something about your current house to make it more attractive at the higher price.

Have you repainted? Fixed all the small things that needed fixing? Made the kitchen look (that's look) newer than it is? The bathrooms, do they look fairly new or upgraded? Sometimes that's all it takes is some new paint, new accessories (lighting etc), some minor upgrades and the house looks like it's worth the asking price.

Ask your agent if there is anything you can do to improve your chances of selling at full asking$$.

Sometimes you have to spend a little to make a little more or get what you want.
