That question has a lot of answers. First of all it's a good idea to not become a lover before you are a real friend, that builds much better long term relationships. But at the same time that's not a rule either, some people become lovers almost immediately and form happy marriages too. But that's the concept behind making extramarital sex a sin.
Another thought behind it is that someone has to be around to raise the kids. If the woman gets pregnant out of wedlock the guy used to just disappear sticking her with the problem of raising the kid. So again it made good sense to make this a sin.
But what is a sin? Fundamentally I guess it's an action that is against the rules. So even religions who don't use the word sin, they too would have sin since they too have rules and some people don't follow them.
Recognizing this, a sin is only a sin if you belong to a group that has a set of rules you are contemplating breaking. If you belong to a belief system that has no problem with sex outside of marriage you're not committing a sin at all. On the other hand if you belong to a belief system that considers this a problem then it is a sin.
There is another definition of sin to consider too, usually if you do something that breaks a rule in the scriptures, that's a sin, on the other hand of you break a law (like speeding in your car or something) that's an illegal act as opposed to a sin because the scriptures are silent on this question. But still, the basic premise is the same, a sin is breaking a rule.
So what is right? That's where the problem comes in. Every religion has its rules and expects you to follow the rules. Every society also has its laws, some of which come from the scriptures, and it expects you to follow the laws. And it was Socrates who said that if you want to belong to a society, you also have to respect and adhere to its rules.
So it is really a sin? Yes and no. Yes it is a sin if you choose to follow a belief system that declares it a sin. No it is not a sin if you choose to follow a belief system that chooses not to consider it bad.
And frankly, I think that it's not a sin even in a religious context too. Instead it's simply something invented two thousand years ago by a bunch of old men to keep things under control. If you look at something like the ten commandments, they don't say this is a sin at all. They do prohibit adultery, but that's not sleeping outside of marriage, that's being married and sleeping with someone else. So as far as I'm concerned it's not a sin at all at least not in a Christian sense. Other religions will have other rules.

You are wrong about the Bible but right about the immorality of that. It is called an occasion of sin. It is the same reason that moralists say that it is wrong for an alcoholic to hang around a bar. Very few things are wrong Biblically. There are only 7 deadly sins for example. Lust (Latin, luxuria) Gluttony (Latin, gula) Greed (Latin, avaritia) Sloth (Latin, acedia) Wrath (Latin, ira) Envy (Latin, invidia) Pride (Latin, superbia) "For this is the love of God, that we keep his commandments: and his commandments are not grievous." (1 John 5:3, KJV). As Newman said, the difficulty people feel in following Jesus is related to how bad they've been in the past and little else.

it all depends on how you look at it and how you feel. every one reads and feels different about the bible. no one is perfect but every time you sleep with someone your giving them a piece of you that you can never get back. not only are you sharing a personal part of you, your taking a chance of multiple health risk. std, HIV, hpv, or pregnancy. not only healthy risk but emotional and mental changes. one day when you fall in love and get married just think about how special sex is and how often you just gave it out.

Yes! it's all about respect!! But in this day and age it doesn't seem to matter, maybe the diseases today like aids are God's punishments to the people who don't go by the rules, commandments.
