In Edinburgh, the cheapest areas are probably Gorgie/Dalry/Leith/Oxgangs, not really close to Uni's though!

If you are going to rent to students, then you will need to get somewhere near the university.
Newington and Marchmont are the best areas for students at Edinburgh university - very popular, but not that cheap (Newington may be slightly cheaper than Marchmont). Rooms typically rent for between £250 and £300 a month not including bills, but this obviously depends on the condition of the flat, whether or not its furnished, and where exactly it is.

You could go for ex council flats in rough areas - some are not as bad as their reputation, but it is a matter of luck whether you get nice neighbours or psychos.
If price matters, you could consider Midlothian - much cheaper and has reasonable transport links to Edinburgh.
Look at Craigmillar, Niddrie, Wester hailes, Sighthill, West Granton or Muirhouse in Edinburgh; Danderhall, Dalkeith, Loanhead or Bonnyrigg in Midlothian.

The cheapest flats in an area where students want to stay is the Roseneath area in Marchmont (south of the Meadows). You should get a flat for around 150K
