Our central AC stopped cooling; air was forced into the house, but not cold air. A humming, vibrating noise came intermittently from the unit--like it was trying to work but just couldn't.

I called a local HVAC company. The person came and checked the refrigerant levels and the filter, which were fine. He said the capacitor was bad and replaced it.

Tonight I put the AC on for about an hour. Although the air felt cool (not cold), the temperature change was only one degree after more than one hour (from 81 degrees to 80 degrees). At that point, I turned it off because it had gotten cooler outside than it was inside.

Any idea what might be going on? I'll probably need to call the company over again on Monday.

Thanks for any clues.

My wife was home when the tech person came. Supposedly, he tested the unit because the copy of the bill says so. The day he was here was much cooler than today, so perhaps it cooled the house from 70 to 67 in 40 minutes. That's my wife's guess; I wasn't home.

check the coils on the indoor unit and the outdoor unit make sure they are clean. I am suspecting the compressor is probably dying on you, likely the valves are going out of it, wich means a new compressor or new condensing unit

The tech changed the capacitor, but did not run-test the unit? Sounds like a re-call to me. You should see a temperature drop of 1 degree every 8 to 12 minutes. Is the air coming out of the unit around 20* (+/- 2*) cooler than the air going in? If not, the unit is not balanced properly. Have them come back out.

You can not with hold rent or you can be evicted and ruin your credit rating. I suggest that you call the owner in the north east and see what you can do to correct the problems. If you try to work with him rather than just complain it may be to your benefit. He is in a difficult situation since he lives out of state and can not shop around easily to find a good repairman to repair or replace the unit. This problem is not adequate to break your lease so moving is not an easy option. Good Luck
