In the house we are currently renting, only my wife is on the lease. Her credit is bad, but she has the rental history. I have a good job but no rental history. How should I proceed with applysing for another rental?

If you can show the cancelled checks that came out from your account or from a joint account and the payments were made on time you could use this as a rental history.
If your credit is good and you just lack a rental history just state that you lived with family rent free and you should be fine as well. You may want to consider a lease to own purchase to try and buy a home of your own. Below is a link to find out more information.

None, unless you can get a reference from your past landlords (if they knew you lived there). Most rental agencies will just do a credit history report, and make sure that no other rentals have flagged you. Also, they tend to look at your payment history on other accounts to ensure you actually pay your bills.
This differs state to state, depending upon how extreme or lenient the "Landord/Tenant Acts" are for that particular area.

Just put down your information. Your wife's bad credit is more a detriment than her rental history is a benefit. If you have a good job and no credit problems, you shouldn't have any trouble getting approval. Everybody has to start sometime.

From what you are saying you have no rental history. You could ask your landlord to write a "letter of recommendation" with just your name on it...if he/she will. That would be something.

Your wife could write a letter of reccomendation based on your contribution to the payments.
I know it sounds funny, but I have done this in the past. All the new landlord needs is a contact person and he cannot disregard it based on she is your wife.
