In its simplest terms,it means you can/cannot do things to your property that are not spelled out in your deed. I.E.You may not be able to cut trees down without permission.Maybe not paint your home certain colors.The Homeowners Assoc.,or like authority is responsible for the application of the restrictions and is the authority that has the ability to waive said restrictions or enforce other covenants.

As the others said, deed restrictions state what you can and cannot do with the land. Deed restrictions are put in place to pass from owner to owner, and from my understanding, are next to impossible to remove.
Say a plot of land was sold to an owner with a deed restriction that no commercial buildings can be placed on it. A few transactions have occurred, the land has changed ownership a few times, but the deed restriction remains. The current owner places an auto parts store on the property. This violates the deed restriction, and ultimately will have to be removed.

There are restrictions on the use of the land contained within the deed that you will receive. You'll need to review the deed to see what those are and to determine if it will be an issue for you.

A person who owned the property put restrictions on who can live there. Example, in the Sun City subdivisions, it is deed restricted so that only people 55 years old or older can live there.

It means there are limits on what you can do on the property. These are legal bindings on the property and can be a pain in the rear if they are not met by the homeowner.
A neighbor of mine decided to put a business on her property, the property was deed restricted, since then her business has relocated. Our area is strictly residential.
Prior to moving her business, the city enforced a no signs posting on the property. I think she had to pay a fine.
Nice lady, too, hated to see what she went through.

there is something in the deed from the begining that cant change..like a right of way for utility trucks to get to towers or some reason why the deed cannot be transfered in the tradional way..you need to know what the restriction is
