We recently bought a house. The agent said it was built in 1982. I think they check from the date of the bathroom toilet. (a little trick they use)When the inspector came, he clearly said the house was built in 1975! The brady bunch wall panelling would have been a clue. haha. The hallway bathroom toilet said 1975 as well. Wouldnt a real estate agent know this? I think he was going by when the house was re-done i guess, not by the year it was actually built. Kind of makes me wonder....

A reputable real estate agent would use County Records to determine the age of a home. The current owner's may have estimated; and, their information was perpetuated via their realtor. The County Tax Assessor's office should have records that reflect when the property value was increased by the addition of a structure. Also, the County Register of Deeds office will have information on file about the ownership of the property and any liens on the property.

If you bought the property based upon what the realtor told you, you could file a civil claim with the Circuit Court Clerk's office and sue for the difference in values. Speak with an attorney. Most realtors have errors and omissions insurance to cover their mistakes while attempting to sell homes and property. It was probably inadvertent...and could be based upon the information provided to them by the property owner.

The agent should know when the house was built. It should be on the deed. I know it is listed in the county records office. The title search would also turn up the ingo. Your agent was trying to make a sale, is my guess. Either that or the agent was too lazy to look it up. good luck

From county records, that data would have to be supplied by the agent in charge of selling the property, your agent should have gotten that information in his MLS property sheet. Why he gave you the wrong date, beat me. They don't determine the age of the house by its fixtures. Or we wouldn't have 200+ year old houses in Boston/Philadelphia/etc.

Get a new agent the next time you buy. Also go to the county records and make sure this is the only thing your agent misinformed you of.

He should know this very easily, as the information is available when the title search is done. I have no idea how he failed to find this. Perhaps he was just confused.
