We've got a sign in the yards, and now an ad in the paper. We've had a few calls, but no one has come to look at it. We need to sell before the end of summer. We are 'asking' a certain price so we ARE allowing people to try to work us down in case we run out of time (it is a fair price; what the place is worth).
Anyways, the ad should begin running in the paper today. What can I do to this place to make it look more spatious and inviting? My BF is a pack rat; we've thrown away gobs and gobs of stuff, but still have a lot of things that should be in storage (we can't afford that). We've painted the back bedroom, and plan on painting the other 2 bedrooms, one of the bath rooms, and the laundry room. I've taken most of the pictures off of the walls to make the room look bigger (but now there's 2 big boxes taking up space in the back bedroom!).
Anyone have any tips or links for how to make the place look bigger and better?

The key is to declutter, depersonalize, make the house warm and inviting. Can you stash some of your packrat's items at a friends house while you are trying to sell? How about stuffing the closets with the clutter? It's really got to go, so you are going to have to find creative ways to get the clutter under control.

Paint in neutral colors, but not stark white.

Don't forget about curb appeal, so take a walk out front to see how your home looks for perspective buyers driving up the road.

To make the home look larger you want to use a light paint (two tone painting where the walls have a nuetral shade and the ceiling and base boards are white really opens up a room), open all window covering to let the light and outside come in, move any large furniture items you have such as an oversized couch to the garage (if possible), take down large pictures.

But you need to find ways to get your property previewed so you can get the potential buyers in the house.

Curb Appeal and first sight is the best way to get people in the house, try painting the front door and jamb to make it look fresh, plant flowers that are blooming in pots at the front door or in a flower bed if you have one.

Flyers are also a great idea so they can look without having to talk. Put an open house sign in front on the weekends lots of people drive around to look at properties on Sat and Sun.

Taking down your personal pictures and painting was a great idea it lets the potential buyer come in and it doesn't feel as labeled and personal to them so they can imagine their family in the home.

I take it this is a for sale by owner-you might try taking colored flyers to your local realtors and offering a buying agent referral you will have many chances at selling your home if local realtors are offered a commission for the buyers side. Statistics show that most home buyers will use a realtor to show them property they feel safer knowing they have an experienced agent showing them neighborhoods and writing the offer for them. Also pricing the home at what you are willing to sell it for is a good option lets say you have it priced at $400,000 but you are willing to sell it for $375,000 the first look at the prices show you that $375,000 looks better. I don't know what area you are in but where I live and work buyers still aren't making low ball offers. If the price is out of their range then they go to the next. When you offer a Realtor buyers commission you have your property going to multiple home seekers from emails to phone calls, alot of relocating buyers will here about your home.

My parents are real estate agents and own two buisnesses. I can tell you that not every realtor out there is going to produce results. If you have an issue with that.. I would honestly look to someone else. I know that could be a hassle but if you really need your home sold that might be what you need to do. In our office we have about 5 realtors. Some great at what they do and one who cannot produce.

Also do you have flyers? If not I would suggest you creat flyers to put on your sign.

Also what we do here in colorado is advertise in the DIgest of Homes and Homes and land. We never put out the price though. If you are putting out the price for all to see that could turn them away at the drop of a hat. You might want them to take a look at the home first before disclosing the price.

Curb Appeal is very important. A lttle touch of paint,plant a few flowers,tidy up any clutter,trim the bushes,add an expensive accent of some sort. In side only have some furniture,no clutter,no personal items or photos showing. People like to see some furniture but need to visualize their items inside of the home. Think of your 5 senses too-sight,smell,touch,hear,speak and address any issues with these.

Okay this isnt that hard. It will take some work, but I would call every single loan officer in your state. Say my home is for sale that would be a great investment for some of your investors. It give them a loan they get paid.

Personally I look for deals for my investors that I can call and say this is good. I get a loan off it.

Shouldnt take more then 1 day of calling all the loan officers, they all know somebody. Maybe a deal fell through. We all know people.

You call 100 loan officers you will find a buyer, or they will find one for you that they know they get the loan on. No need to pay a realtor at this point.

it's all about the curve appeal you need to spend either or, time and money, on the front of the house because you have to get them in the door before anything else.

remember people pass by your house all the time that is free advertising.

plant colorful flowers, a fresh set of paint at least on the trim maybe ( if it needs it), new lawn if yours is not very green (there's even some green grass spray paint you can try.

Give it 30 day's and if you do not sell your home, interview 3 agents/brokers and choose the best who has experience and has past results.

Many markets today are a buyers market.
