Is there any in San Antonio? I'm looking to purchase a house in the NE part of town.

Price should not be your issue when looking for an inspector. and if your realtor says "I have the inspector for you" you need to think does the inspector have my best interest in mind or the realtors interest. Here are some questions you should ask a potential inspector. (I am not looking to do your inspection I just don't like the conmen out there saying that they are home inspectors. and I live in Canada)
1 Are you certified and with whom. did you take the collage courses to become an inspector

2 how long will you take to inspect the home. (look for a minimum of 2 hours. my minimum is 3 hours)

3 what do you inspect and how do you inspect these things. (do you go on the roof, into the attic and in to crawl spaces.)

4 what experiance did you have to become an inspector.
( was the inspector in the construction field before being an inspector or did he/she sit at a desk all day and push paper) I have 20 years in construction.(I don't do accounting and I don't want my accountant to do inspections)

5 What is your limit of liability.( what will the inspector have to *pay if he/she misses something)*Amount to pay to fix the problem should be about $1000. or fully insured.

6 how much will it cost ( on resales I charge $275-$350) look to pay about $100.00-$150.00 per $100,000.00
you don't want to pay too little and get a poser but you can pay $500 and the inspector that will spend 20 minutes just looking around and not inspecting.

7 go to home inspection web sites (nachi.org)

8 do you do a report and a summary of the report. does the report break down the home into rooms and systems or a genral cover all of the home. ( I have a 49 page report that goes room by room and system by system and a three page summary)

Inspector should: open furnace access covers to see burners and heat exchanger. they should also be able to explain how the furnace and other things work in the home.
Open the electrical panel.
test the sinks for hot and cold as well as leaks.
You will need to take a note pad and as you go through the home take notes of what is said and any repairs needed

Buying or selling a home is probably one of the biggest investments or transactions an individual or family will ever make. The cost of a San Antonio area home inspection is relatively small compared to the actual cost of purchasing the home being inspected. This is no time to settle for the most inexpensive, inadequate inspection.

Many Home Inspectors belong to an association that monitors their work. First advice is not to get a referral from a Realtor. Check the phone book and check what your rights are should a problem with the inspection happen after buying. Some have only the cost of the inspection for liability. Ask for references also.

go to the state site and on left side of page click:::::find qualified sponser---put in your town --this is not all of them but some of the best
call them to check price--but i bet it will be close for all
