How so? She has to state on her listing that she is the owner. Your home, and hers as well, will likely sell to a buyer agent anyway. It is not that great of an idea for a buyer to buy from the listing agent.

If the two of you sign an exclusive right to sell agreement she is obligated by agency law to take your best interest first and above hers. However remember that your listing agreement is with the Qualifying Broker of the company that an agent works for, the agent that takes the listing if they are not a qualfiying broker is your sub agent.
You will get all the benefits she also gets in so far as marketing and exposure.

There is no conflict of interest. Your agent is obligated to disclose that she owns the house. She is also obligated to place your interests first.
If you are not happy, tell her about it, see what she says.
If you are still not happy, you can cancel the listing and go with someone else. But who better to work with than someone who lives in and knows your area?

No, there is not a conflict of interest here. Your realtor is allowed to sell her own property at any time, if she so chooses. Assuming that she is a conscientious and honest realtor, you should expect no issues concerning this situation.

Absolutely! If her listing is with in 15% of your homes price and her house is with 10 miles of your house it is a conflict of interest. She has to let you out of the contract or she would be liable and you could take her to court.

She's not doing anything unethical. If she's a member of multilist, the chances are that someone else would end up selling the house anyway. Doesn't sound like a problem.

The only thing I could see is that she might be a bit more anxious to sell her place but buyers aren't going to be that swayed. The agent is there to show them what is available and answer their questions.
I think it is fine and I would not be hesitant at all.
