Wouldn't anything other than "Equal" be illegal?

Yes, anything other would be illegal.

In general, almost all advertising relating to real estate and mortgages MUST include that language. Anyone who doesn't could be fined or worse, though I doubt enforcement is very tight on this. But most newspapers mandate it as a policy to even accept your ad.

You see it because it's required to be there.

They are advertising their compliance with equal opportunity laws. Yes, all lenders "must" comply with the law. Surprisingly, some may still "comply" with a wink and a nod and do what they want anyway.

Those that advertise their compliance may simply be trying to attract extra minority customers.
