A rental agreement is for a specific period of time, for a specific sum of money. If you signed a lease for a year, at the end of the year the landloard can say that they do not want to continue to rent to you. They do not have to give a reason. The contract is completed.

If there is no lease, it is assumed that it is a month to month rental. Either party can end the rental, usually with 30 days notice.

If you were given notice to move, and you failed to do so, the landloard can and will ahve you physically evicted and your property removed.

No, they only have to give you a valid reason if you're in a rent-controlled city or subsidized housing. If you get a 3-day notice, they should state the violation you're suspected of. In any case, you can still ask the landlord what it would take to allow you to stay. If they don't agree, then you must leave or be sued. If you are sued (after 3 or 30 days) you can raise defenses such as retalitory or discriminatory eviction.

There is always a reason. A landlord would not evict a rent paying "never does nothing wrong" tenant. It's just not feasible for them to. Do you even have a signed VALID lease agreement?

Maybe the person who owns the place is planning on moving in the place. OR they have a friend that wants it and they want to rent it to them, therefore they don't feel like they owe you an explanation, it's there business.
