Any land on lease is for absolute use of the land only & not for selling it, hence you can partition such a land amongst your sons & daughters for using it not for selling it as this right is not even given to you & hence you cannot devolve that to your children.

It is leased, so it is time based. It does not matter whether you partition or not, but at the end of the lease period, you still have to give the land as taken in the original condition.

You would have to check with county in which the land is in and see what their requirements a lot of places have restrictions on how small the land can be broken down as far as acreage. If is is leased you will have to check with the entity that you lease it from.

This sounds like a sub-lease and would be permitted unless the lease has restrictions. Zoning ordinances would only apply if you are dividing the physical boundaries for purpose of different ownership (leasing is not ownership).
