I would like to buy one of those lovely mobile bungalow homes as I cannot see that we will ever be able to afford to get on the property ladder. The problem is that we have been told that we will have problems getting a site to put it on. Does anyone know where I should start to make enquiries? Any help or advice would be much appreciated. We are currently in the south east, and would like to stay fairly near because of family, but would consider any ideas-many thanks.

Yes - you will have probably insurmountable problems if you want to put it on a single independent site. The problem is of course within the planning rules - you will not get planning permission to put it in open countryside and the designated housing sites within the inner areas would a) cost a fortune to buy and b) it is unlikely that the council would give consent because the home would not be (as they will put it) sustainable, not of a design in keeping with the character of the area and it allowed would set a precedent for further applications to site mobile homes.

Your only realistic option is to buy one on an established park home site. Again there may be problems as many of these only have holiday licences and the sites close for a period usually January to March during which time you have to move out. Residential sites do exist but there is usually a waiting list and you will have to pay a premium on the home simply because of the high demand. Expect to pay anything from 100,000 to 160,000 (and possibly more in the south east).

Sorry to be gloomy but if you think about it - why don't we see these homes dotted around the place? I would certainly do it if I could. However, I am a planning consultant and planning law specialist and even I can,t get round the rules. Good luck to you anyway.

Check with the local Housing Permit office. They can tell you all the rules for installing a mobile home in certain areas. Most mobiles are found in the County areas rather than the City.

first off you have to find a lot to buy, once you have one picked out before you purchase it go to the city hall and they will be able to tell you if you will be able to put a mobile home on it. One thing to look for when you purchase a lot is that it already has utilities running to it. If it does not then that will be very pricey trying to get running water, electricity etc.... Talk to a realator see if they have any land for sale. Its about a years process from the time you get a lot to the time your house will be able to be put on the lot. There are a lot of permits and things that you have to get ok'd by the city.

THe best advise i can give you is to check with the county building department. take the APN (Assessors Parcel #) to them and they should have zoning information about the lot. it will tell you if its residential, commercial etc. and also inform you if mobile or prefab (there is a diff) are allowed. the next thnig you want to check is the homeowner association sometimes they dont allow because some people feel they bring down the property value. good luck

do not! i repeat do not get a mobile home! they are like cars. they lose their value quickly. however a actual house will appreciate in value! DON'T BUT A MOBILE HOME! listen to Dave Ramsey on the radio or buy some of his books! they really help!

Most real estate for sale sections list lots that can take mobile homes; and most dealers can advise you of possible available sites.
