Do I need permisson from the person who owns the condo I rent? I rent directly through owner. Do I have a right to give my two cents about something involving the complex? Also If I can attend, how do I introduce myself?" Hi I am (My name) and I am representing (landlords name)." Or do I say," Hi I am(my name) and I am her in proxy of ( landlords name). What is the proper way? Maybe I am not correctly using the "in proxy" term? It confuses me. Can someone help me please? I don't want to sound dumb and embarrass myself. I am an educated woman. I want to be politically correct.

please ask your landlord.

It is incorrect and you can not claim to represent your landlord at such meetings unless s/he has given you the power to act on his/her behalf. That power would, were I running the association, have to be submitted in writing to the association.

As to whether you'll be permitted to speak if you do get to attend, I can't predict.

If you legally are her/his representative, then they can not prevent you from acting as any other owner does. If you aren't legally the representative, then their custom will be followed. Some associations are quite informal and will listen to you, others (especially the big ones) quite formal and won't recognize anyone who isn't an owner, an owner's representative, or an invited guest (possible or current vendor, usually).

It depends completely on the rules of the association. Some associations allow a renter to be a proxy (substitute) for the owner, others do not. Some associations will allow a renter to attend association meetings, some will not.

You need to ask your landlord what the association allows.

If you have input, and you are not allowed to attend meetings or be a proxy, then you may be able to get your landlord to advocate for you at the meetings.

you're certain by using the techniques of the HOA. Attending conferences forestall issues like this from being a marvel. they are not limited your potential to lease your, they are putting a shrink on the style of residence instruments which may well be rented at all people time. Your association could be bringing the residence in compliance with the recent HUD policies the place purely 5% of the condos in the complicated could be rented at all people time. The previous policies have been 10% of the instruments in the residence complicated might desire to be rented at all people time. If the HUD policies are actually not reported then no person might get a private loan own loan to purchase in the residence complicated and modern-day residence vendors won't refinance their condos. with regard to the grandfathering this is each and every from time to time down, I ma uncertain why this grow to be no longer finished, you could might desire to inquire of your association board. this is one rationalization why the board could have initiated this action. the different could be that there are too many non-vendors residing in the complicated, subsequently the final maintenance isn't what's anticipated as tenants in many circumstances do no longer preserve property as an proprietor could. i wish this has been of a few earnings to you, stable luck. You shouldn't say you represent or are a proxy of your landlord without his written permission (proxy).

And without a written proxy, you have no rights, and therefore should not be speaking.

You could always ask your landlord to check with the assocation manager to find out more.
