I kicked out his girlfriend and told him that he could continue to rent from my boyfriend and I. I also lowered the rent a coulple of hundred dollars. He chose to move out as well. But all of his stuff is still here, taking up two rooms of space that I could be using, instead of paying for storage else where. How much should I charge him for storing his stuff here?

Charge full rent. Get eviction notice asap and throw his stuff out once it is served. The sheriff will not physically dispose of his property once the eviction is served. Once he is legally out, his stuff is yours to do with what you want. Throw it away or have a yard sale.

Do it legal and fast. You more than likely will not collect the rent you want to charge him so get the rooms empty asap and do what you want with your new room.

The full rent that you could receive if you rented the rooms out. He's moved himself out but he isn't considered to have vacated the premises until his belongings are gone and he's turned the keys back over to you.

I'd send him notice to remove the property within 10 days or you will place it in commercial storage under his name and pay the first months storage fee and bill him for that plus your costs for moving the gear. What happens to his things after that point is none of your concern.

Do NOT just toss his things into the street! You could be held liable for any resulting damage or theft of his property. The only way to do that legally is to go through a formal eviction through the courts and let the sheriff but his belongings on the curb once the order is executed.

I would charge him the regular rent you had been charging him prior to his moving out for however many months you store his things as he is still using the rooms that you could be using or renting to someone else.

Charge him the regular rent. He hasn't moved out yet so why should he stop paying.
