there are no affordable places in California. Especially as you're from out of state, you'll be shocked at how high real estate and rents are. [Unless you're from Hawaii, Boston, or Manhattan -- but no one from any of those places would ask this question.]

There are some areas of way Northern California that aren't insanely expensive yet. One city I like is Redding, and its about 2 hours from the ocean. And they have an In-n-Out Burger. That's worth the price of admission right there.

What is your definition of affordable? Do you want to rent our buy? There are nice new homes in Corona in the low $300,000.
