I'm subletting an apartment for the month of June... If I say I want it will I be expected to give the original renter the rent and security deposit on the spot like you do with renting? If so, is there anything like a lease to assure you aren't going to get cheated?

Not june... july. sorry. I'll be going to look at it this week, and moving in three weeks later.

If you sign a sublease, the original tenant becomes your landlord. All of your dealings will be with that person. You will not have any direct dealings with the property owner at all. The person subletting to you will be responsible for any and all repairs, etc. In fact, they'll just pass on notification to the owner but your dealings will be with the sublessor, not the property owner.

You should NEVER take a sublet without a lease! You need to confirm that the landlord has approved the sublease and it should have his or her approval clearly stated on the sublease and be signed by the property manager or owner. If the landlord hasn't approved the sublease, you BOTH can be evicted.

In some jurisdictions landlords cannot unreasonably disapprove a sublease. In other jurisdictions it's entirely at the landlord's whim.
