If your county or city did an appraisal to determine the value of your home and property for property tax purposes then YES. The good thing about owning a home is that they usually increase in value. The bad news about that increase is that it raises your property taxes. Our house has jumped about 80k according to the city. I made them redo it and it came back the same. Our taxes went up so much our mortgage company had to increase our payment because the escrow account would never be able to pay the new taxes.

No, appraisals are just an educated guess. You city will not see it. The city and counties base their taxes on what the house actually sells for or what the average cost in the neighborhood is. If you get 3 different appraisers you will get 3 different guesses. You can sometime ask your appraiser to go high or low based on the neighborhood and what you need it for.

maybe, the house that I am living in we bought for 25,000 dollars less than it was appraised for last year. Our taxes jumped quite a biy. Also the neighborhood i live in was made a historic district because of a near by high school. So that also had a lot to do with it.

Are you talking about a bank appraisal, or a tax appraisor's valuation?

It's not uncommon to pay below the bank appraisal on a house. The tax appraisal, though, does determine how much real estate tax you'll pay.
