Most HDB property owners bought their flats during the last peak season. Therefore when they sell their property now, they will not get any cash proceeds. How to go about selling these properties?

It's not your responsibility to make your sellers happy via having a profit when they sell. Their financial arrangements are their own, and the nature of the current real estate market is not YOUR problem.

Sellers are made happy by their sales agent doing his best to procure a buyer at the best sale price possible.

I've had a few of my clients rent theirs out for a break even price. In a year or 2 they can borrow against the equity. I've had another write a hardship letter to their lender because they were offered $10,000 under what they owed and the lender took the short sale. Another thing I find handy is to do their tax savings for next year..let's see Mr. Seller don't forget you are going to be realizing a $5400 tax credit because of the interest and real estate taxes you have paid.
