Then I could point out additional good things about the house or neighborhood. Or is this something I forfeit by hiring a realtor?

It's not such as a good idea. Buyers like to be able to look freely without feeling like they are being watched. They need to be able to look in closets and things that they may pass by if you are there. Plus, your Realtor may not even be the one showing the house. The interested party may have their own Realtor. Your Realtor could always make a flyer high-lighting those amenities that you feel are desirable to make the sale. You can, but as the other posters said, it is highly recommended that you don't.

When I show a house with the owners there, potential buyers are uncomfortable, they get in and out as fast as possible. They never really look at the house. Same goes for an open house, owners think they are helping, but really, they are running potential buyers out the door.

If you have special features that you want to accentuate about the house and the neighborhood, make sure your Realtor puts that information in the hand-out flyers that buyers will receive when they view your home.

I know sellers mean well and have the best intentions, but let the Realtors handle the potential buyers.

I am a Realtor and just sold my own home. I kept showing it to people and I found I was doing the same things these other commentators are saying.

Buyers want to look at the house and imagine it as if it is theirs. It is hard to do that with a current owners standing there and telling you how great some carpet is that you actually plan to pull up and throw away.

Instead of looking at the house, the buyer leaves as soon as they can and you have lost a sale.

Make a flier up let your Realtor edit it and be gone when the home is shown. I got full price by doing just that.

I am a Realtor and I cannot tell you how much I hate it when I am showing houses and the sellers are home. It makes my buyers feel so uncomfortable, they cannot voice their real opinion and look around the house without feeling like they are "going through peoples things" ie, looking in closets and cabinets, etc. If there are certain things you would like you Realtor to point out just tell them and I am sure they will do all they can to accomadate you needs.

You CAN be there if you want, but I surely do not recommend it. I always advise seller clients to leave the premises when showings occur. Why? Because your real estate agent is FAR better equipped to do what you propose to do, plus your real estate agent also knows how to handle touchy questions from potential buyers. If YOU, as the seller are present, and are asked a question about the house, you must tell the complete truth about the situation. Your realtor always has the option of responding "I don't know, but will try to find out for you".

I've seen more sales killed by well-intentioned sellers than I care to remember, including one right AT the closing table, because the seller blurted out something to the buyers which caused them to entirely walk away from the deal.

This isn't a good idea. Potential buyers may feel uncomfortable with you there. Point out the things to the Realtor and let them do their job.

the best thing to do is discuss those things with your broker so they can tell the potential buyer about them. being there would be jumping in the territory. decide if u want to sell it or have a realtor sell it. they will talk about the location, school district, features of the home and adress questions with the buyers as they are just as familar with the area as you are.

Do not be there!!

I am telling you it is the kiss of death.

If you want to sell your home - get out of it. If you are there it would only make the buyers uncomfortable.

Leave the selling to your agent.
