Is the house a newer model? That would explain a lot or it could be settling. The chimney may need to be blocked off, chimney repairs can cost a bloody arm and leg! You will most likely have to have the roof pulled off in order to stop the leaking and have it rebuilt entirely or there is a paste like substance that my husband puts on peoples roofs for them in these type of cases and it stops the leaking! It usually takes care of the problem for about 10 years even though other roofers will tell you it won't work it does. Living in FL with lots of rain and he does it to help people out financially! I can't remember the name of the product and the husband is not answering the phone. I will come back later to tell you it. As for the basement I would say you live up north? basements often leak and can be repaired I will talk to my husband on that for you as well. The paste your husband can apply himself and it cost about $85 a bucket. Depending on your roof size it may take 3-5 buckets to seal properly but he would use a regular paint roller. It works! HE did it ours and no leaks! Then try to sell it for what is owed, just make sure the property isn't worth less. I will come back this afternoon, later with the proper name of the product.

I have been quoted £50 per square metre for a torched bitumen felt roof. There are sheet rubber products EPDM that may be cheaper and should last longer.

I don't know how much it'll cost but it's cheaper to use roll roofing in some cases.

It really depends where its leaking. Could be a case of replacing just one corrugated sheet.
