I am selling my house and I am struggling to get my estate agent to put peolple my way to view. The house is lovely and well priced, is there anyway to get more people through the front door?

We are searching for a house and I will tell you how we do it and most people do it now in this age of technology. We search multiple sites by area, price, bedrooms, Sq. footage and size of yard. Then we do an areal of the neighborhood (looking to see what the rest of the neighborhood looks like) and if we like all that we look at the pictures the listing agent has taken of the house. If we can see in the pictures that the kitchen and bathroom needs to be repaired/ updated we decide then if we want to see it or not..
Our buyers agent has sent us many listings of houses and we have already viewed all of them. After 2 months and seeing over 30 homes we have only gone back to view 3 of them a second time and the one we like is just too much money considering we would have to update the bathrooms and a tank for the washing machine. They are spending money on painting the house instead of just lowering the price. If they would drop it 10k we would buy it, it didn't need to be painted to a more contemporary color.

My advice to you is to get your agent back to your house and make sure that he takes pictures of every room (some listings have over 20 pictures) and it includes some true but nice facts about the neighborhood. It all is based on the quality of your listing. Check out ziprealty.com and compare your listing to others. We went into one home that boasted it was in move in condition, clean and well maintained and when we got there all we could smell was ciggarett smoke and dog, we got to the upstairs bedrooms and on of the rugs actualy had dog poo and pee on it. I am sure your home is nothing like that but I thought I would give you a little of what the other side is dealing with.

Your agent, unless just plain lazy, should be doing all they can to get the house sold. They are the ones that profit when it is sold. One problem I have seen in the past is that they push the more expensive homes for more profit. Hopefully, if this is the case, your contract with them is not too long.

in u.k you are allowed more then one agent so if you not happy with this agent you can let another agent to sell it for you which ever agent sale it first will get paid. good luck
