My husband and I want to build a 3300 square feet home in Rembert, SC (Sumter CO.) How much (estimating) should I expect to spend on supplies and labor? How do I go about starting this project? I currently live in VA. I'm not going to be able to complete the project in a few months. How much will it cost to start the prject (foundation, framing, roof, etc) Is this the correct order? Please help! PROFESSIONALS ONLY! Thanks in advance.

Not that I strictly have any answers for you, but suggestions certainly.

Have you connected with locals to get pricing and multiple estimates?

There are major issues in what seems to be your time frame. Those being beyond the foundation/slab/basement on to any structure you decide on, especially anything in wood frame.

You'll be fine if you leave Block, but even at that you may have water and residue in a basement type construction uncovered.

Any wood framing or roofing/siding done at some stage will also have to be taken care of and even felt alone on a roof shouldn't be left to the elements without proper material installed waiting months.

Interiors certainly are the last consideration and never without windows, roofing, siding, etc.

Without knowing strictly your budget, time frame, allowable construction timing, subbing work out, etc. This is definitely a deep research project, especially in a house that will likely be valued at triple the construction costs once finished.

Again in not knowing the locals or your ability to SHOP multiple estimates I suggest that as a first step, and define what stages you/they can accomplish reasonably.

ONLY! what you as a non- professional is willing to do a little work to find out. Hey, don't rule out non-professionals. Do you have money to throw away?
I've built what you are describing for pennies on the dollar.
Since you want only professionals to answer I will give just 1 pointer.-- the BEST ADVICE FOR ANYONE TO START A HOME BUILDING PROJECT. ( NOT TO MENTION IT'S ALSO THE P.C. "GREEN" WAY TO DO IT.) Call your local lumber yards and ask them if they have a 'returns pile' of lumber you can take off their hands. You WILL need SCAB lumber to start with anyway, and you just might get much more than you expected. I built a 1,200 sq. ft. cabin for $3,500 doing just that. A yard gave me $5,000 worth of lumber for $500!
In this pile as it were, I got plenty of 2X4s and plywood to form my foundation. there were a slew of 2X12's for the deck ( the 1st layer of flooring is called a deck, as is the 2nd and so on). The order you mentioned is correct. First is the foundation, then the footer (that's the layer of usually treated wood that goes between the deck and the concrete foundation. Above the deck is the framing etc.
I strongly suggest you make it hurricane proof for insurance and other obvious reasons. I built a new home ( helped another builder) in Punta Gorda before Hurricane Charlie and it withstood the weather. In Florida each stud in the wall has 15-20 nails in it! There is a bandstrap on the top and the bottom of each and every stud, truss and beam in a house.
If the build location is even a few hundred miles from your lumber source you can rent a giant Ryder truck and hull the wood to the location. Or get your hired hands to do it. Professional or not, is all instrumental in making it a success.

value in step with sq. foot relies upon upon what you assume as an end product by way of textile high quality, craftsmanship, how lots hard artwork are you prepared to do your self. Our unique figures replaced into approximately $fifty 3 in step with sq. foot, yet while your contractors initiate messing issues up and there are postpone expenditures, and with me going returned in to do a large type of the artwork myself and having to repair errors, it had rounded out to $one 0 one in step with sq. foot. you apart from might ought to determine in construction facilitates, inspection expenditures and corrections. No genuine thank you to estimate it on your own, get bids from relatively some contractors and while writing up the contract with them, set it as much as the place there's a value deduction for every day over the unique expected timeframe that they quote you for finished product. do no longer sign off on the homestead until you're thoroughly pleased with it, as quickly as you do, they are actually no longer to blame.
