I have put a deposit down (no lease) for a home I thought was perfect on first inspection. Now I find many problems, like the door lining is rot, there are no light fixtures in the bedrooms, and the back porch is weak and the boards bend. Could we request that these be repaired, and the porch replaced for safety issues? I've read that I should take pictures of damage before moving in, correct? We shouldn't have to pay out of our pocket for the repairs, right?

Since you have no signed lease at this point, you can only be held to the loss of the deposit by the landlord. You can certainly ask that the landlord repair these various deficiencies, but he is under no obligation to do so. "Bending boards' on a porch are not necessarily unsafe. Were I you, I would search for a different facility to rent unless the landlord agrees in writing to have your concerns remedied by a specified date.
