I used that Behr concrete floor paint from the Home Depot and had a horrible mess on my hands. I wound up having it sand blasted off the concrete in my basement.
What happened is there is a lot of Hydrostatic Pressure below the surface of the concrete due to ground water vapor pressure and this causes the paint to peel off and blister.
I would not recommend to anyone to use a Paint on basement floors due to this hydrostatic pressure, that is regardless of what Behr or anyone else says. They will certainly replace the paint, but will not come to your house and remove it from the concrete floor. Thats about all their warranty is .
On basement floors, the best and sure thing to use is an Epoxy material purched at MAB paints or Sherwin Williams. The cost is rather high but it lasts a lifetime.

I don't know about this other advise your getting and wouldn't want to steer you wrong. I did my basement floor and it's been on ten years now. It was dry of course to start with so, maybe that's where I got off.
I've been in the business for 47 years too. I used Home Depot Contractors paint, I can't afford Behr paint. It's a good concrete paint. I used two coats and it's been good. Like I said, I have a dry basement, I use a dehumidifier from time to time because of the high humidity here in Michigan. 'Nough said.

Is it wood, is it concrete, or is it something else? Etching depends on the type of flooring. If it's cement, as most basements are, you just paint over it. Use a prime first, that's going to help cover any spots and make it look uniform. I know it's an extra step, but trust me, it's going to look great.
Bher is okay. Really, almost all paints are the same, it's just different name brands.

Always etch it, there are sometimes oils and other dirt that you just can't see and the etcher takes care of most of that. The Behr stuff isn't bad, but I would go for the Epoxy stuff myself
