New constructions aren't selling at $260,000 and up in my area. I'd like to buy one for $220,000. What are my chances?

As a Realtor, I would definitely make an offer and open up the dialogue. Negotiation is the name of the game. They could say no, they could say yes, or they could say no but we'll take....

well first of all it's not likely that a contractor would sell a house. It's purely up to your negotiation skills with the owner or owner's representative. Yes if it has been on the market for awhile they may take a lower bid or lower the price themselves. Call and ask - it couldnt hurt

You may be able to fine one w/out all the upgrades like flooring, counter tops, cabinets and appliances(this is where the subcontractors make their money). Most smaller builders will consider a selling a spec. home for less than the asking price but not as low as you want to go due to the upgrades.

As much as the market will bare. Ask as low as you want to. If the seller cannot sell for more, they will take your offer.
