in texas you have to send at least 3 notices asking them to fix the problem after that technically you are not liable but you probably will be. have you tried just asking to be let out of your lease. or work out a deal where you pay the reletting cost. good luck

You can only get out of the lease if these were mentioned in the lease itself. I serously doubt the management would accept responsiblity for "bad management" or crime. Bugs, may be covered, depending on you are talking about and the area you are in. Flying bugs are not possible to be rid of for extented periods, but the management should take some measures to keep them under control. Most bugs are brought in by the resident though, teh manager can't force you to keep the house clean.

Generally you can only break a lease if the apartment is not in living condition any longer. Maybe if the conditions fell dramatically after you signed the lease. Was the area crime free before you moved in?

You probably don't have an out with the lease, however, most municipalities will put the landlord on notice - here in Ohio, you can file against the landlord and put your rent into an account with the courts. The landlord gets X amount of time to get repairs done or they lose the money! You are paying your lease to the court and not waifing on the terms.

You will have to read the lease you signed. Look for early termination clauses. Normally you have to give the landlord the chance to correct deficiencies before trying to bolt.
