Urbanization happens because of technology improvements make both farming and industry more productive per unit labor. The amount of farm production is limited by land so extra labor devoted to farming becomes less valuable than extra industrial labor.

The development of the industrial age, factory and such, brought people form the farms into the city to work in these places for the higher wages. Remember that in 1850 the US, like most other countries, was primarily agricultural. This was the time of development of steam driven machinery and large mill and factories to mass produce materials and goods. Steel and fabrics were the first big ones. As a result of industrialization, people left the farms and city areas were developed to accommodate the factories, offices, rails centers and housing for the workers.
