I have a verandah on my flat?

It is made of brick and concrete and has a top coating like some sort of plaster. The top coating is deteriorating with age and is cracking and very untidy looking. What should I use to resurface it?

The roof is especially bad.

it could be ashphalt ..you can buy special tiles fot this purpose ..and you could stick them to the original deck
