No. A quit claim deed generally means ONLY that you are relinquishing your rights to ownership of said property in which you currently have an interest. If you want to convey those rights to a different party, you need to engage in a deed of sale for those rights. The sale need not be for a monetary value, but you DO need to transfer those rights legally.

You're not on title so you have no interest in the property to transfer.

However, that doesn't mean that you can't enter into a legally binding contract that requires you to deed the title to someone once you recieve it.

Talk to a lawyer. I'm sure they'll find a way.
