Hi,
I am trying to get my family out of this bad neighborhood. People honk their horns at all hours of the night, a disoriented addict knocked on our door at 3 and 5 am two diff nights. TWO cops got shot and killed around the corner from here, etc

I am not a person begging and not doing for myself. My husband works a good job. He comes home at 1am everynight even though he gets off at 11pm due to a recurrently late worker that the company wont fire & bus drivers that cant stay on schedule. He's come home depressed b/c of this. I am a mom and a university student about to graduate. I stayed in school full time while pregnant, gave birth and returned to class the same week after being hospitalized for hypertention. 3.0 both semesters!

We can afford a mortgage but hubby has no credit history so they sky rocket the rate to 8%! If someone doing well for themselves could donate 20,000 we could get a lower loan that is manageable. The property is 70,000.

lol I expected a lot of those answers.

* I do help my husband by taking care of the house, raising our daugther and going to school full-time, I even stayed in school during my whole pregnancy and went back the same week I gave birth. so no I dont depress my husband, he is very proud and greatful for me as I am for him.

* I never said I was the most worse off person in the world. Yes tons of people need help. That doesnt mean that people with less severe problems dont need help too. In an ideal world it would trickle down, eventually everyone would be comfortable.

* I didnt really expect anyone to help me but I thought what the heck maybe someone out there is generous enough, I know I have read other's hardships and if i had the means I would probably get involved after getting to know the person. I am very big on philanthropy and like to give what I have even though its not much. I guess if I was silly it was because I expected their to be more people who like to do the same.

for those of you actually giving good info
I cant get an FHA because I myself have no income right now, and my husband is in the process of legally immigrating. He pays his taxes but for some reason that doesnt entitle us to receive the benifits of his work, since he wasnt born on US soil-- Still thats a different issue all together

Angel; If you were shopping for a mortgage and you were offered an 8% with your husband having no credit I would take it. 8% is an excellent rate for a home loan especially if he (or you) has not credit. The lender is taking a big risk. You can always refinance back out of the loan in a year or two.

Hi,
Why don´t you check on craigslist.com and hud.gov. or bank of america in the mortgage section. You might find a home that much more affordable then the typical home, in the same area. Do some digging, also in craigslist there is a free section for w/d and AC and a whole bunch of other stuff you can just pick up and then sell. No one will "donate" money to anyone. Believe me I´m in a worse boat then you.

My dear. You are barking up the wrong trees here. Do you seriously think that anyone who takes the time to answer questions such as yours will toss you a downpayment of $20K ??

The reason some of us do well is that we don't fall prey to such silly requests. There are lending agencies and social service agencies which may be able to assist you, but don't bother to look for any of US to toss money your way.

Does your husband have his SS card or IN number - Is he here on a student visa and just kept extending it?

You stated they sky rocketed the rate to 8 percent, so you have been approved (correct). A 8 rate is not bad, with no green card, or credit.....Especially since you can't go FHA.

Why don't you find out if your county or state has a federal housing program. They help with financing, down payments, etc.
